The new “One stop shop” online

Landlords have specific legal responsibilities to their tenants when it comes to gas safety A new ‘one stop shop’ website has been launched to help landlords meet those requirements toward their tenants.

According to The Health and Safety Executive (HSE) around 20 people die from CO poisoning caused by gas appliances and flues that have not been properly installed, maintained or that are poorly ventilated. Levels that do not kill can cause serious harm to health if breathed in over a long period. In extreme cases paralysis and brain damage can be caused as a result of prolonged exposure to CO.”

Therefore the HSE, with the help of the National Landlords Association (NLA), has launched a new website to help landlords understand what they should be doing to keep tenants safe in their properties. Indeed the website is very easy and gives all the information such as repair, maintenance, annual gas check up, as well as a forum.

According to HSE by law a landlords must arrange maintenance by a Gas Safe registered engineer for all pipe work, appliances and flues as well as arrange for an annual gas safety check to be done every 12 months. They must keep details of the safety check for 2 years and issue a copy to each existing tenant within the following 28 days.

Landlords not fulfilling with health and safety regulation can be faced with heavy penalties.
